Completed one-bedroom apartments in this building have sold twelve times in the last year, at prices between AED 1.16m and AED 1.48m.

The current service charge is AED 17.5 per sq ft — around AED 13,000 a year on a typical one-bedroom, before anything else.

On those two figures, a one-bedroom here shows a gross yield of roughly 6.4% to 7.1% — before the service charge comes off, and before any empty weeks.

Whether that becomes an 8% net yield depends on what the unit rents for and what letting it costs, and neither is in front of me yet.
